Oatlands only became its own suburb in 1991, splitting off from what was Dundas West, but the housing tells an older story than that name change suggests.

Large detached brick-veneer and double-brick family homes on generous blocks dominate, most of them built well before the suburb had its current name.

That means original switchboards. A lot of them.

The single biggest job here is straightforward: original ceramic-fuse boards, installed decades before RCDs were mandatory, still running in houses that have added pools, ducted air con and home offices since.

Around Bettington Road and Kissing Point Road, where some of the largest and longest-held blocks sit, that gap between an old board and a modern household's draw is the reason we get called out most.

A switchboard upgrade closes it in one visit, safety switch on every circuit included.

The golf course itself shapes the street pattern more than most people realise. Blocks wrap around the fairways rather than sitting on a standard grid, which sometimes means longer cable runs from the street to the meter box than a typical suburb job.

We factor that into the quote upfront rather than treating it as a surprise mid-job.

Gollan Avenue and the streets backing onto Burnside Gollan Reserve show a similar pattern. Established tree cover, generous setbacks and a housing stock that's stayed remarkably consistent since the suburb's naming in 1991, all of which points back to the same original switchboards doing decades of extra duty.

Two more patterns turn up once the switchboard story above is accounted for.

Both tend to surface at the same time as the switchboard problem, which is exactly why we check the whole board rather than patching one symptom.

New Settlers Park and Treetop Park sit within easy reach of most of the suburb, and the homes closest to them tend to have larger, leafier gardens than the newer stock further toward the boundary, which usually means more outdoor circuits to account for on a switchboard job.

We map those outdoor circuits properly before quoting rather than assuming a standard setup, since a garden this size on an original 1970s board is rarely running exactly what the plans say it should be.

The UnitingCare Burnside site and the older homes around it carry their own version of the same story: long-standing buildings with wiring that's been added to in stages over decades, not always by the same standard each time.

The small Belmore Street East strip, with its grocer and pharmacy, has grown around an older residential footprint rather than a purpose-built commercial block. Supply behind those shopfronts often carries the same aged characteristics as the houses next to them.

There's a third pattern worth naming, and it catches people out most. The larger homes around Masons Drive have steadily added pools, ducted cooling and a heavier appliance mix over the years, and an original board simply runs out of room for it all.

That's rarely a fault in the wiring itself. It's a board asked to carry far more than it was ever sized for, which is why a routine job here so often turns into a switchboard upgrade once we've totalled up what's actually connected.

The climate stacks onto that. Inland Oatlands swings from hot, dry summers to genuinely cool winters, so the same household runs hard on cooling through summer and then on heating through the colder months.

A board already near capacity has far less headroom for that year-round demand than a modern one would. It's usually the point where an upgrade stops being optional.

North Rocks is close enough that we know this run well, right down to which streets back onto the golf course and which sit closer to the Parramatta boundary.

City of Parramatta's paperwork requirements on notifiable work are second nature to us by now, not something we look up per job.

Kings School's playing fields sit near the boundary, and school pick-up traffic on the surrounding roads is a real scheduling factor we build into the plan rather than ignore.
